Welcome to York Street Homes. These Terms and Conditions ("Terms") form a binding agreement between you ("the Client", "you") and York Street Homes ("the Company", "we", "us", or "our") and are made up of two parts:

• Part A — Terms of Website Use, which apply to anyone browsing or using www.yorkstreethomes.com; and
• Part B — Terms of Service, which apply once you book or use our cleaning or property maintenance services.

By using our website and/or booking our services, you agree to be bound by both parts, as applicable. Please read them carefully before making a booking.

Part A — Terms of Website Use

This part governs your use of the York Street Homes website. It applies whether or not you go on to book a service.

A1. Acceptance of These Terms

By accessing or browsing this website, you confirm that you accept these Terms of Website Use and agree to comply with them. If you do not agree, please stop using the website.

A2. Intellectual Property

A5. Security and Fraud Prevention (Cloudflare Turnstile)

• To protect our website and forms from spam, bots, and abuse, we use Cloudflare Turnstile, a security check that runs automatically in your browser when you submit certain forms on this website (such as our contact form).
• Turnstile works in the background and, in most cases, does not require you to solve a puzzle or click a checkbox. It assesses a small number of technical signals from your browser to help confirm you are a genuine visitor rather than an automated bot.

Part B — Terms of Service

This part applies once you make a booking with York Street Homes and governs the cleaning and property maintenance services we provide to you.

B1. Services Provided

York Street Homes provides professional cleaning and property maintenance services, including but not limited to:

• Regular domestic cleaning (daily, weekly, fortnightly)
• Deep and one-off cleaning
• End of tenancy cleaning
• Office and commercial cleaning
• After-builders and move-in/move-out cleaning
• Garden maintenance and waste removal
• Handyman, plumbing, and electrical repairs

All services are carried out by trained and insured professionals.

B2. Bookings and Availability

• Bookings can be made online, by phone, or by email.
• Services are subject to availability.
• The minimum booking time for cleaning is 2 hours per visit.
• We require clear instructions regarding the property size, condition, and access to ensure proper service delivery.

B3. Pricing and Payments

• Prices are quoted per visit and include VAT (if applicable).
• Quotes are based on the information provided by the client. Additional charges may apply if the property condition or requirements differ from the initial description.
• Where full or deposit payment is taken online at the time of booking, this is processed securely by our third-party payment provider; we do not store your full card details ourselves.
• Payment for services not paid online is due upon completion of service unless agreed otherwise in writing.
• For regular cleaning, payments can be made weekly, fortnightly, or monthly via bank transfer or direct debit.
• Late payments may incur additional fees.

B4. Access to Property

• Clients must ensure the cleaner or maintenance professional has access to the property at the agreed time.
• If the client is not present, access must be arranged via keys or a secure entry method.
• Failure to provide access will be treated as a cancellation, and a cancellation fee of 50% of the booking may apply.

B5. Equipment and Supplies

• Clients can choose to provide their own cleaning materials and equipment (mop, bucket, vacuum, etc.) or request that our cleaners bring their own.
• York Street Homes provides all necessary cleaning tools and eco-friendly products unless otherwise agreed.
• York Street Homes is not responsible for damage caused by faulty client-provided equipment or cleaning products.

B6. Cancellations and Rescheduling

• Appointments can be cancelled or rescheduled at least 24 hours before the scheduled time without charge.
• Cancellations made within 24 hours of the appointment may incur a 50% cancellation fee.
• If our staff are unable to access the property, it will be treated as a same-day cancellation.
• Where a cancellation results in a refund, refunds are returned via the same payment method used at booking.

B7. Satisfaction and Complaints

• We aim for 100% customer satisfaction.
• If you are unhappy with the service, please contact us within 24 hours of completion.
• We will arrange a re-clean or rectify the issue free of charge if the complaint is justified.

B8. Liability

• York Street Homes holds public liability insurance covering damage or injury caused by our staff.
• We are not liable for pre-existing damage, wear and tear, or items that cannot be cleaned due to their condition.
• We are not responsible for loss of keys, valuables, or property unless caused by proven negligence.

B9. Health and Safety

• Our staff follow all health and safety regulations and are trained in safe cleaning and maintenance practices.
• Clients must inform us of any health or safety risks (e.g. pets, chemicals, hazards on site) before the service begins.

B10. Keys and Security

• Keys entrusted to York Street Homes are securely coded and stored.
• If a client terminates regular service, keys will be returned within 7 working days.

B11. Termination of Services

• Either party may terminate ongoing services with 7 days' notice.
• York Street Homes reserves the right to terminate services immediately in cases of:
  • Unsafe working conditions
  • Aggressive or abusive behaviour
  • Repeated late payments or cancellations

B12. Property Maintenance Work

• All maintenance work (plumbing, electrical, repairs, etc.) is carried out by qualified professionals.
• A separate quote or hourly rate may apply depending on the nature of the job.
• Work is guaranteed for 14 days unless otherwise stated.

B13. Your Personal Data

• York Street Homes respects your privacy.
• Any personal information collected as part of a booking is used solely for booking, communication, payment, and service delivery purposes, as set out in full in our Privacy Policy.
• We do not share your data with third parties beyond what is described in our Privacy Policy, and never without an appropriate lawful basis.

General — Changes to These Terms

We may update these Terms from time to time to reflect changes to our services, the website, or legal requirements. The current version will always be available on this page, with the "Last Updated" date shown above. Continued use of the website or our services after an update constitutes acceptance of the revised Terms.

General — Governing Law

These Terms and Conditions (both Part A and Part B) are governed by the laws of England and Wales. Any disputes will be handled by the courts of England and Wales.
